The Context

Fairview New Homes are consulting on the development of the former Epping Forest College and Borders Lane playing fields. Both sites are allocated in Epping Forest’s emerging Local Plan and will deliver new homes, affordable housing, open space and a new local Wellness Centre.

The plans are still in a formative stage and Fairview and New City College (NCC) would like thoughts and feedback from the local community to help shape the proposals for both sites, ahead of the submission of two planning applications (one for each site) to Epping Forest District Council.

Land at former Epping Forest College

The site is 1.19Ha (2.96 acres) and comprises the former Epping Forest college buildings which have been vacant since 2011. The area surrounding the site is characterised by a mix of terraced and detached residential development of 2-3 storeys in height. The main Epping Forest College campus is located immediately to the east.

The site has good links to public transport and is less than a 9-minute walk from Debden Underground Station.

Borders Lane Playing Field

The site is currently private land formerly used as playing fields by Epping Forest College. The total area is 4.72 Ha (11.8 acres). The site is bound by residential buildings of typically 2 to 3-storey terraces and buildings ranging from 3 to 5-storeys to the north.

The site has been allocated within the Council’s emerging Local Plan and the allocation is clear in setting out development expectations. The eastern half will comprise of 50% open space with the provision of a Wellness Centre, recreation and community use with public access. The western half of the site is allocated for new homes.
